The Trespass is a no starter you are allowed in law access to adjacent property to repair gutters, build your extension etc. There is a term for it in the Deeds or Land Registry can't quite remeber the legal phrases - "easement" springs to mind.

I'd be giving them some "easement", but I don't think it's quite the same as you're thinking. :sly :naughty
