a word of caution
a builder had planned a soak away as a simple solution to what was then a problem. When the problem persisted we found from local authority searches that soak aways were not allowed in our area as the soil was not suitable. Do you have main storm drains in your area or does anybody else use a saokaway.

Interestingly soakaways are the prefered option for buliding regs here is a quote from a local authority website on the subject:

For soakaways serving larger areas reference should be made to BS EN 752-4, or BRE Digest 365 Soakaway design. BRE Digest 365 is the most commonly used document.

The Building Regulations dictate an order of priority for the selection of surface water from buildings and these are:

1, an adequate soakaway or some other adequate filtration system, or where that is not reasonably practical,
2, a watercourse, or where that is not reasonably practical,
an appropriate sewer
3, A soakaway must always be the first choice but must not be used:

within 5m of a building or road, 2.5m of a boundary or in an area of unstable land in ground where the water table reaches the bottom of the soakaway at any time of the year. near any drainage field, drainage mound or other soakaway so that the overall soakage capacity of the ground is exceeded and the effectiveness of any drainage field impaired; where the presence of any contamination in the runoff could result in pollution of groundwater source or resource.

well, thanks for the encouragment, I was waiting for willow to show up and help for most of the day, I had mince pies and drinks ready and stuff, and of course a nice shinny shovel, but then i ended up diggin it on my own :-(

It is done now and a nice layer of top soil and the original turf put back on top so I will just have to see how it goes.

Thnaks again!
