The basis of the 4-year rule is that it stops a planning authority taking planning enforcement action against the alleged unauthorised development if it has been continuously in use for 4 years or more as a seperate dwelling.

OK to clarify, we have lived on agri land for 8 years in a mobile home, and the council have been tying to remove us from that time, but there are ways and means and we are still here, but 4 years ago I learnt of the 4 year rule re converting an existing building to full living accommodation, so converted the stables completing and moving in on the 7 March 4 years ago with all the evidence needed to prove this, so that is why we are celebrating, we have won and lost some battles during this time but have now won the war.

Well I'm sure you've already done it Rick, but if not, check with a specialist solicitor, because my understanding of the process is that its a ten year rule as regards change of use of land (from agri to residential) and while the four year rule may mean you get away with the building staying up, you might not be able to legally occupy it. But I'm sure you've done your homework so well done whatever!:thumb2
