This a retorical question Rick, But I'm assuming whatever you've built is on residential land as opposed to agricultural? I'm just not clear if/how the 10-year rule applies in such cases.

The basis of the 4-year rule is that it stops a planning authority taking planning enforcement action against the alleged unauthorised development if it has been continuously in use for 4 years or more as a seperate dwelling.

and the ten year rule applies to change of use - a situation where agricultural land has been used for something else without PP....so if whatever Ricks done is on residential land then the four year rule is fine, if not, discretion might be required.
