Have a look at this calculator for house prices http://www.nationwide.co.uk/hpi/calc...calculate=true. or more to the point what yours is worth now

Its pretty much bang on for the ones we've been looking at today. Clearly doesnt take account of wow factor or local nuances but on two we've looked at today its been within a couple of grand.

Even when it hasnt been that close and we've told est agents we considered them to be asking too much weve been told "that's what others have said" so maybe the people are hitting back stopping est agents manipulating prices upwards because there's some cheeky sods out there

Im told valuers use it as a starting point when surveying.

HeHe won't work on mine properly cos we extended it Original value though and prettending nothing has been done I reckon it aint too far out either.

In all seriousness youre spot on, ours is incorrect but its been calculated like yours without knowing the changes we've made to it.

Its fun seeing how much some greedy gits are trying to screw out of you


We looked at one, lovely house, up for £279 000. We found out theyd paid £245 000 for it in 2007 when prices were high , done nothing but paint it and put a new modest kitchen in so alarm bells kicked off. Went onto that calculator and it tells us top price now should be £225 000. The estate agent went in to apoplexy when I said how much we were willing offer

Ours has 2 extra bedrooms with ensuite and another main bathroom (when I've fitted em) so should have gone up by loads. To be fair though the money doesn't mean anything as it's a home to fit the family in.

Absolutely agree

All four of our kids have now buggered off so we rattle round this one though we thought we'd be here indefinitely. But circumstances change and in the big scale of things at the moment it actually makes sense to move

Anyway back on topic, i love those calculators cos at heart Im quite tight fisted

my kids have left home too , but strangely enough , the older you get , the more clutter you " aquire " ... so need a bigger house

agree totally and guilty as listed.

One we looked at today has an "L shaped garage" couldnt work it out fully but when we saw it......yee hah. I want. Could get the jeep into the main part no problem and about half a noraml garage built off in an L from it, kitted out as a workshop didnt pay too much attention to the rest of the house

Oh ............. and he had a dedicated built in beer fridge

The missus is quite pleased , one we've seen has the L shaped garage, reckons that'd keep me occupied. Next thing she'll be making sure theres room for a dog bed so the farting pooch can be kicked out
