Post House Fire re-build has started at last !!

Well ahead of the original start date contractors started on the 8th February with the upstairs strip out. Ours is a Dorma Design House so bedrooms upstairs consists of plaster board attached to the roof rafters all now gone!

Fire damaged Purlings & Roof Trusses have been replaced with almost half the roof now covered in new roofing felt type stuff with batons ready for the tiles. Some of the fascia/soffits have been removed and replaced replaced with disposal of old asbestos parts.

All of the ground floor Porcelain tiles have been removed, all the Kitchen is now in a skip, rear bedroom floorboards gone as they are to be replaced.

Temporary power board connected to enable the dehumidifiers to be installed. Am hoping that the whole roof will be done within a couple of weeks provided weather does not hinder progress.

Also thinking of our house being similar to yours in construction are you able to specify kingspan insulation between the refters before they plasterboard it. Made a huge difference to our sloping ceilings did that, I also fitted it in the short vertical walls below too.

Good news though mate, about time you had something good.

Ted, did you have storage below the perlin? If so good opportunity to get the area insulated both under the floor boards also between the eves and then plasterboard it to the floor boards. Trust me it made my house warmer and cut down on drafts too. Also get them to use kingspan between those eves too. Made the bedrooms warmer and less damp.
It’s good the builder is replacing with t&g floor boards too not the chipboard stuff.

The burnt smell has almost gone. They have yet to remove the carbon stains from the old part of the roof and some bricked areas.

Yes there four storage areas they were all previously insulated except in the ceiling above the downstairs room areas.

The old roof was all insulated with 2" Kingspan type insulated board screwed to the loft rafters and behind the eve storage areas. The upstairs plaster board was just covered with a film of reflective silver paper.

The new roof has to comply with the current building control regulations not those when the house was built in 1968 so it will have full rafter insulation and insulation board between roof and plaster board.

The front half of the roof void on the sloping section was filled with Vermiculite by me about 10 years ago this is what slowed down the spread of the fire. It's a pity the firework did not strike that half as the fire would probably not have even started!

I did not do the other half as I was worried about air flow and the roof rotting.

Ahh right, in most ways having to comply with modern building regs is good. Personally I hate the height of power sockets and switches for modern regs but that’s just me of course. It’s great the builders have started as it will finally help you start to put closure on this sad time. Keep the photos coming, love to see progress with projects like this.

House Practical Completion Date Looms Close

Interim meeting with Contractor this coming Monday or Tuesday for final snagging list.
Six workers on site today as they look to complete the job with weekend working to meet deadlines.

Full site meeting on Wednesday 20th June 2018 when the re-build should be 99% complete and we may be able then to start moving stuff back into the building.

If not done by 26th then there are financial penalties so its looking good for the 20th! Her indoors is stressing about a few things but pretty sure we will end up with a fine end result.

TBH I can't fault the quality of the workmanship but we do feel that what was really needed was more actual on-site management. I guess Foreman are an expensive luxury of yesteryear.

We have often thought of how much upheaval you have been through. Never been a lover of fireworks, and now every time I hear them, I think of you.
