House Flat Roof Question ?

We have a small flat roof area its where our Bathroom projects out of the tile roof. Its about 10ft x 8ft in size and was replaced by us in August 1996 - the house was built in 1968 so it lasted 28 years before it started to separate at the joints.

The replacement flat roof was your normal flat roofing felt material of the period with white gravel on top as the finish. There was naff all insulation between the bathroom ceiling, the roof had a gap between the wooden cross pieces that had the remnants of glass fibre type insulation- I think the void is about 4-5 inches in depth.

My question is when do you replace the flat roof material when it leaks ?

That might be very inconvenient in poor weather or on age its now 24 years old?

It is obvious that the flat roof is poorly insulated as the bathroom gets quite cold in the winter as it only has a heated towel rail not an actual radiator.

Not sure if nissan did the flat roof option on any of their 4x4 models

I believe Firestone do a flat roof membrane thats quite successful.

One of the guys that I used to work with does flat roofs in fiber glass, he did his trailer bed with it and it carries scaffolding, been on two years now and apart from it looking mat now it is unmarked, if you look on the Scot Badder web site they will tell you what materials are needed and give a list of roofers who can do the job, for the size you give £800 to £1000 depending on accessibility would be a guide price assuming three open edges and one against house wall, includes stripping existing boarding and inserting insulation, Rick

Have you inspected the roof lately?

Before spending money unnecessarily it may be worthwhile to have roofer check it out. Due to the nature of our roof we have a roofer that comes round each year and gives it a once over. Replaces broken tiles etc. Cost us about £100 depending on how many tiles need replacing.

Maybe worthwhile having the same done to your roof and at the same time ask him to check the condition of the flat roof. It may cost you ome money but might avoid spending a lot on a replacement roof that is not required.

I see your logic - mine is that it's going to need replacement soon. Might be best to get it done whilst I'm still Compos Mentis and can still afford it. Added bonus of modern insulation.
I am obtaining quotes so that might focus my thinking if it's really costly.

I see your logic too.

To me it seems a waste to just replace the roof for the sake of it. It may just need a bit of general maintenance and it is good for another umpteen years. Anybody coming in to give you a quote to replace it will not tell you that £50 fix will also do the job.

Can you get anything to spray in, like expanding foam or something similar.

I looked at that in the past there are blown insulation options not cheap either - one fear is that it might cause issues with the bathroom ceiling that happens to be covered with laminated panels. Another is access to the void - from the loft due to the location of the purlings the gap is about half an inch so very restricted. From the outside it would mean removing the end capping and disturbing the roofing felt as it has a substantial overhang of felt attached to the side capping/boarding.

My plan now is to obtain three quotes whilst roofers really want the business then make a decision - it could even be to do nought for a few more years. When I was younger I would have just glass fibered over the top myself its not at a great height (and probably made it worse lol). Roofer might even want to put scaffolding up these days.
