When I think about, when we bought this house, we had the normal survey and an electrical inspection. But things have moved on now and you should keep a paperwork trail for any work done as proof of work done when you sell.

Lots of variables here, if you have had no electrical work done since you purchased then you need do nothing nor do you need to produce a cert, if however you have had work done, and after part P came into force then you should have had a cert issued at the time, if you did not then this could be hard to resolve now as most electricians will be very reluctant to sign off some one elses work, and if they do they are likely to make a very high charge as well as go through the electrics with a fine tooth comb, if however the purchaser just wants an electrics check to satisfy himself then he should pay, having said that if you feel it might jeopardize the sale you could negotiate, Rick

Yes I did thanks Rick, it seems though there was a kitchen extension many many years ago when my partner was very young so

And also in regards to last post I don't want anything dodgy, I just want something done easy

Certain websites state 99 quid inc vat for a certificate, that's all we need.

I actually thought this would be an open and shut question, seems to be a tricky area

Part P (electrical work) became a building control requirement on 1 Jan 2005.
If the work pre-dates that then there is no legal requirement for any BC completion cert.

If someone wants to buy the house I am not convinced that the lack of any certificates would stop a purchaser unless it became a mortgage requirement from the lender and that is unlikely. Crikey most people do not even bother with a full structual survey and that's much more important

When my brother sold my late mothers house the purchasers wanted something similar plus the certificates for the double glazing, gas central heating, the sale went ahead without any of them. Solicitor advised they could be obtained / carried out / verified at the purchasers expense. Needless to say that was not done and the sale was completed.

The Electrical Consumer Unit had no RCB, no trip fuses except a single retrofit by me on the 13 amp ring main. I suspect a stalling tactic or lever for price reduction by the prospective purchaser.

for your own and your families peace of mind , get the installation completely checked and passed by a competent and qualified electrician ..... I really cant see why you wouldn't , but then it might just be me
