Thankyou sir! very helpful.
There was I believe along time ago, an extension of the kitchen and also a conservatory built on the end of the dining room (with power) I believe this was pre 2005 (can confirm after work) so I should be ok without a cert then? |

Peace of mind for Briggie

Plus if you have a consumer unit with RCB and trip fuses you are pretty well protected anyway as a wiring fault would cause problems to these items. If you look at the causes of the vast majority of electrical fires its rarely anything to do with the wiring of the house. Its often just leaving things switched on such as Heaters, Clothes Driers,Irons, Electric Blankets, Small 12 V Chargers, and extension leads being used with fan heaters and the like. i.e. Lack of cooling around items and more recently the spread of cheap items from China that do not comply with UK / EEC electrical safety standards. |

I appreciate the nice comments, but we have been living in the house for 25 years with no electrical problems, we dont want to spend any more money than we have to as we are moving. Anything we can not pay for is a bonus.
If it is not necessary then it certainly wont be done. Thats for the next person to worry about. Same as if you buy a second hand car, you go and get a health check done or take a teccy with you to inspect it |

I think you a right, when you buy a second hand car you as the buyer can choose to have the AA look at it and give you a report, if the new buyer wants to know about the electrics let them pay to have a report done.
I have this report on my property because when we moved in 3 years ago had new kitchen and bathroom and small extension done also new electrical distribution box but my certificate is 3 years old so not really able to say all electrics still good today just that they where 3 years ago when tested. Kind regards Russell. |
