House Flat Roof Question ?
We have a small flat roof area its where our Bathroom projects out of the tile roof. Its about 10ft x 8ft in size and was replaced by us in August 1996 - the house was built in 1968 so it lasted 28 years before it started to separate at the joints.
The replacement flat roof was your normal flat roofing felt material of the period with white gravel on top as the finish. There was naff all insulation between the bathroom ceiling, the roof had a gap between the wooden cross pieces that had the remnants of glass fibre type insulation- I think the void is about 4-5 inches in depth. My question is when do you replace the flat roof material when it leaks ? That might be very inconvenient in poor weather or on age its now 24 years old? It is obvious that the flat roof is poorly insulated as the bathroom gets quite cold in the winter as it only has a heated towel rail not an actual radiator. |
